YourLand Developments has launched Northborne, a new 66-hectare masterplanned community in Wollert, as buyer demand continues to build across Melbourne’s northern growth corridor.
More than 400 prospective buyers registered their interest during the project’s six-week expression-of-interest campaign, with particularly strong enquiry from first home buyers.
The launch follows YourLand’s acquisition of the Wollert site late last year. Once complete, Northborne is expected to deliver approximately 650 homes, with an estimated end value of more than $700 million.
The community has been planned around long-term liveability, with proposed amenities including a Prep-to-Year 12 government school, early learning centre, town centre, community facilities, parklands, waterways, playgrounds, and walking and cycling trails.
The project is also expected to support more than 4,500 jobs throughout civil construction and delivery.
Northborne comes to market amid significant population growth across Melbourne’s north. The North Growth Corridor is projected to grow from approximately 250,000 residents in 2021 to almost 595,000 by 2046, with Wollert expected to account for more than 63,000 additional residents over that period.
According to YourLand, the early response to Northborne reflects continued demand for quality, well-connected communities, even as buyers become more considerate around price, timing and delivery.
The project is also an important addition to YourLand’s growing Victorian portfolio and is being delivered in partnership with Japan’s Hankyu Hanshin Properties Corp., marking one of the group’s first residential investments in Victoria.
Northborne’s first public land release is now underway, with land starting from $320,000.
The launch forms part of YourLand’s broader focus on creating connected communities in high-growth locations across Victoria, with more than 15,000 future homes currently in its pipeline.
